What counts as an income source?
HMRC treats each business separately, and so do we. One rental property is one source. A second property is a second. A side trade — consulting, a van, an Etsy shop — is another.
One flat you let out

A portfolio plus a business
Plus covers up to ten.
Jointly owned? You record your share, so a half-owned flat is still one source — see MTD for jointly-owned property.
How this compares
MTDFox is deliberately small. If you need rent collection, tenant screening or a full accounting ledger, a bigger tool is the better buy — and we'd rather say so than sell you the wrong thing.

Questions about pricing
Is it really free during the beta?+
Yes. Every plan is free while MTDFox is in beta, and we don't take card details to sign up. When paid plans start you'll be told well before anything is charged, and early users keep the launch price.
What happens if I go over my plan's income sources?+
Nothing breaks. You're asked to move up a plan before adding the next property or trade — existing records keep working either way.
Do you charge per HMRC submission?+
No. Some MTD software charges per quarterly update, which on four quarters plus a final declaration adds up to more than a subscription. Submissions are included here.
Can my accountant get in without paying separately?+
Yes. Paid plans include accountant seats. You invite them by email and choose whether they can edit or only look; they never see your billing or your password, and you can remove them at any time.
What if I cancel?+
Your records stay yours. Export everything as CSV from Settings before or after cancelling, and you drop to the Free plan rather than losing access to what you've already recorded.
Is MTDFox recognised by HMRC?+
Not yet — recognition is in progress, and we say so rather than implying otherwise. Everything is stored in HMRC's exact quarterly format in the meantime, so nothing has to be re-entered when the connection goes live.
