The Income & Expense Tracker built for MTD.
Track every pound of rent and every repair in one clean sheet — with columns that import directly into MTD software, so your quarterly updates take minutes, not evenings.
Excel version includes HMRC category dropdowns and automatic profit totals.
Why landlords use this template
Nothing gets lost
One row per transaction, one file per property — the shoebox era ends today.
Matches your bank export
Same three columns as a bank statement CSV, so copy-paste takes seconds.
MTD-ready from day one
When quarterly filing starts, this exact format imports without rework.
Cleaner for your accountant
Fewer questions, fewer billable hours spent decoding your records.
Spot problems early
Late rent and creeping costs are visible at a glance, not at year end.
Completely free
No sign-up wall for the file — download and go.
Three steps to sorted records
Download & open
Works in Excel, Google Sheets, Numbers — anything that opens CSV.
Add your transactions
Date, description, amount. Income positive, expenses negative. That's the whole system.
Import into MTDFox
Upload the file — every row is auto-sorted into HMRC's categories and lands in the right quarter.
Template FAQ
Is a spreadsheet enough for Making Tax Digital?
On its own, no — MTD requires submissions through recognised software. But a well-structured spreadsheet is a perfectly valid digital record when paired with software that imports it, which is exactly what this template is designed for.
Does it work for self-employment income too?
Yes — the format is identical. Keep one file per income source (each property or trade) so your MTD categories stay clean.
Can I use my bank's own CSV export instead?
Absolutely — MTDFox imports raw bank exports too. This template is for cash transactions and anyone who prefers keeping their own sheet.
What happens to VAT?
Most small landlords aren't VAT-registered, so amounts are simply gross. If you are registered, track VAT separately or use full accounting software.
Or skip the spreadsheet entirely.
MTDFox reads your bank statement and does the categorising for you — free during beta.
